Dubai Land Department Pilots the 'Real Estate Tokenisation Project'
The Dubai Land Department (DLD) has officially launched the pilot phase of its highly anticipated ‘Real Estate Tokenisation Project,’ marking a significant step towards modernising and democratising the city's thriving real estate market.
This groundbreaking initiative leverages blockchain technology to fractionalise property ownership, offering increased accessibility, liquidity, and efficiency to investors both locally and globally.
"The [Real Estate Tokenisation Project] aligns perfectly with Dubai Land Department’s vision to achieve global leadership in real estate investment, leverage technology to develop innovative real estate products, and foster an ecosystem that supports real estate innovation.
This pioneering project is part of the recently launched ‘REES’ Real Estate Innovation Initiative, designed to attract diverse technology firms. It aligns with our strategy to unlock new opportunities for innovative real estate products, enhance property sector innovation, promote transparency and governance, and enable a wider pool of investors to participate in large-scale real estate projects in Dubai.”

Tokenisation, in essence, converts ownership rights in a real estate asset into digital tokens on a blockchain. These tokens can then be easily bought, sold, and traded, offering investors the opportunity to own a fraction of a property without the complexities and high costs associated with traditional real estate transactions.
The DLD has been working closely with key stakeholders, including technology providers, legal experts, and financial institutions, to ensure the successful implementation of the project. The pilot phase will provide invaluable insights and data to further optimise the platform and refine its regulatory framework.
The successful completion of the pilot phase is expected to pave the way for a wider rollout of the Real Estate Tokenisation Project in the near future, revolutionising the way real estate is bought, sold, and managed in Dubai, and potentially setting a precedent for other global real estate markets.
